Reservation Policies

All rates are quoted in US dollars and are subject to change. Rates do not include the 14% tax and a refundable security deposit. We prefer to rent the villas starting on a Saturday ending the following Saturday.

A 50% non-refundable deposit is required for confirmation. For final reservation, a completed User Agreement and payment in full, 45 days prior to occupancy is required. We also collect a $300 security deposit and the 14% local tax, which is due with the final payment.

  • The security deposit is fully refundable providing no damage is reported. Security deposits will be refunded within 15 to 30 days after departure from the villa.
  • Personal cheques, money orders, or wire transfers are accepted for payment.
  • We provide refunds only if we can re-book the property for the identical travel dates and at the same rental rate.

  • Minimum rental age requirement: 25
  • Maximum 10 people per villa
  • No pets
  • These are non-smoking villas, smoking outdoors only

Cook Service

You are on vacation. Planning and cooking meals can be a laborious task so we highly recommend our cook service. Our cook will take care of the shopping, meal preparation, serving and clean up. Bring your appetite and enjoy a taste of local Mexican cuisine. If you have special dietary restrictions, or wish to celebrate a special occasion (birthdays, anniversaries, etc.) please let us know in advance and we will try to accomodate your needs.

We have a few different cook services that we offer to our guests. Please inquire with us and we will be happy to send you info and rates. For a small fee we can also have your villa set up with groceries drinks etc for when you arrive.

Entry/Exit Requirements:

It is recommended that a valid passport be carried for all visits to Mexico. Tourists carrying passports will be processed faster than those carrying other forms of identification.

Currency:

Mexican Peso, although US dollar is widely accepted. Credit cards are widely accepted and some banks have automated teller machines that accept most bank debit cards.

Language:

Spanish, although English is widely spoken.

Driving on Cozumel:

Driving on Cozumel is safe and easy. The roads from north to south have the right of way, the streets of east to west and vice versa, have no right of way. The main road goes around the island along the ocean and beautiful beaches.

Weather and Climate:

The average daily air temperature in Cozumel is approximately 80 degrees (27°C). During the summer months, the temperature reaches into the low 90’s (32°C). Water temperatures range from 77°-82°F (25°-28°C) throughout the year.
